Location & Getting Here
Where exactly is Ocean View Terrace Inn?
Right on Shinnecock Bay at 285 E Montauk Hwy in Hampton Bays, the easygoing heart of the Hamptons on Long Island's South Fork. The water is steps away, and Southampton village is a short drive.
How close is it to Shinnecock Hills and the 2026 US Open?
About 3.3 miles, an 8-minute drive. That makes us one of the closest boutique stays to Shinnecock Hills Golf Club, host of the 2026 US Open. Walk the course by day, unwind by the bay at night.
How close are you to Southampton Village?
About 10 minutes by car — close enough for dinner, shopping, and the galleries, then back to the bay.
How far is Montauk?
About an hour east — an easy day trip to the lighthouse, the beaches, and the seafood shacks.
How do I get there from the city, the airport, or the train?
We're roughly 2 hours from New York City. The closest airport is Long Island MacArthur (ISP), about 45 minutes; JFK is around 1.5 hours. By rail, the LIRR's Hampton Bays station is right in town, just minutes from the inn.
Is parking available? Is there a fee?
Yes — free on-site parking, with one space per room (our Two-Bedroom Suite gets two). All vehicles must be registered at check-in. Need room for an extra car? Additional spaces are $25 per night by advance request, subject to availability.
The Stay
Is it a hotel or a bed & breakfast?
We're a boutique bed & breakfast, family-run since 1956: seventeen individually styled rooms, breakfast in the Social Den, and a personal welcome the big hotels can't match. Not a stay, an experience.
How many rooms are there?
Seventeen, each individually styled, so no two stays feel quite the same.
What's included when I stay?
Complimentary breakfast in the Social Den, our private bay beach with loungers and chairs, the seasonal pool, free Wi-Fi and parking, and complimentary Southampton ocean beach passes (first-come, from the front desk).
What are your check-in and check-out times?
Check-in is at 4:00 PM and check-out is 10:00 AM. Our minimum age to check in is 21. Traveling with someone under 21? Reach out before you book and we'll see what we can arrange.
Is breakfast included?
Yes — a complimentary continental breakfast is served every morning in the Social Den, our cozy common space with indoor and outdoor seating, books, games, and strong Wi-Fi.
Is there a pool, and when is it open?
Yes — a seasonal outdoor pool, open Memorial Day weekend through the end of September (weather permitting), daily from 9 AM to 7 PM, with complimentary loungers and umbrellas.
Are pets allowed?
We're a pet-free property, which keeps things comfortable for all our guests, including those with allergies. Certified ADA service animals are welcome.
Is the inn accessible? Do you allow service animals?
We're a characterful 1956 property set on a multi-level bayfront terrace, with steps, sloped walkways, and individual room A/C units rather than central air — so some areas may not suit guests with limited mobility. Rooms are not ADA-compliant. We'd genuinely love to host you, so if you have any mobility, accessibility, or sensory needs, please reach out before booking and we'll help you find the right fit. Certified ADA service animals are always welcome.
Beach & Water
Do you rent beach gear, or have kayaks and paddleboards?
Our private bay beach comes with complimentary loungers, Adirondack chairs, and umbrellas. For ocean days, we rent beach gear to take with you — chairs, coolers, and blankets (limited packages, so book ahead). For kayaks, paddleboards, and surf lessons, PL Watersports is right nearby. We also offer complimentary Southampton ocean beach passes at the front desk, first-come, first-served.
Food & Nearby
Are there restaurants within walking distance?
Plenty. Edgewater is just a few doors down, and Hampton Maid a short stroll the other way. Cowfish, Rumba, and Out of the Blue are all an easy walk too — and we're always happy to share our full local list at the front desk.
Policies & Good to Know
What's your cancellation policy?
For most stays, a 50% deposit holds your reservation, and you can cancel up to 14 days before arrival for a refund of that deposit minus a $100-per-room handling fee. Inside 14 days the deposit is non-refundable, and one-night stays are non-refundable in season. A few rates (non-refundable, Bitcoin, and US Open week) have their own terms. The exact policy for your dates is always shown before you confirm at checkout.
Is the inn non-smoking?
Yes, completely — all rooms and indoor spaces are non-smoking, and we're strict about it (a cleaning fine applies for smoking indoors). You're welcome to step outside to designated areas.
Do you have a restaurant, room service, or a gym?
No restaurant or room service on-site — but we serve complimentary breakfast in the Social Den, and some of the area's best dining is a short walk away. There's no gym on-site yet; there's a Planet Fitness nearby plus several yoga, barre, and Pilates studios.

Can I host a wedding, reunion, or buy out the whole inn?
Absolutely. Our bayfront setting is made for intimate weddings and celebrations, and with 17 rooms we make full-property buyouts and group blocks easy — reunions, retreats, golf getaways, wedding-party blocks.
